Multi-List Vallarta, the MLS system for real estate professionals and the public for the Puerto Vallarta and Riviera Nayarit regions, recently added some new features to their public-side MLS Search. This short three-minute video shows you how to best use the system to get the most from it. It covers general searching, advanced search and how to best become familiar with the new zones and regions recently updated for the MLS system.

The Vallarta Lifestyles Publishing Group has been working on digitalizing current and past issues of Vallarta Lifestyles. So  if you happen to be somewhere where its not that easy to pick up a copy of Lifestyles every quarter, and you are looking for regular information about Puerto Vallarta and Riviera Nayarit, now you can obtain this information and this magazine, online. Two New Vallarta/Riviera Nayarit Real Estate MLS Updates

The Vallarta Lifestyles Publishing Group recently completed two major upgrades to their MLS real estate service, Multi-List Vallarta (MLV), for the Puerto Vallarta and Riviera Nayarit, Mexico regions. These changes can be seen at the website The upgrades consist of adding an “Advanced” search component to the system and overhauling the names used for the Regions and Sub-Regions of Costa Vallarta.
Previous to this upgrade Multi-List Vallarta was already the most sophisticated MLS tool available for Realtors in Mexico. This significant upgrade only solidifies that position. MLV now has 60 real estate offices (33 of which have the MLS interface built into their websites), and 60 real estate developments listings their properties within the system for a total of more than 2,000 properties featured.
Advanced Search now allows public users to highly refine their real estate searches by type of property, price range, type of amenities it features and by the listing office. This now gives the public more of the features that have previously only been available to MLV members.
Updating the regions and sub-regions has been a work in progress for some time. The primary reason for doing this was to update an old system that, with the tremendous growth experienced in the last decade in this region, just wasn’t accurate anymore. Having a good system for naming and identifying regions is essential for easy use of the MLS system, for both Realtors and the public. Names have to make sense in both English and Spanish (if possible), easily recognizable, and borders need to make sense or searches won’t make sense.

New updates to Multi-List Vallarta

Back in November a new interface was introduced for the MLS service in Vallarta and Riviera Nayarit, Multi-List Vallarta, located on the website Well the interface has been updated once again, making it even easier to search for real estate properties in the Vallarta/Riviera Nayarit region, including adding an additional Tab that provides information on each region and maps them out using Google Maps. This makes it much easier for those not familiar with Vallarta or Nayarit to understand the primary popular areas for second-home buyers and retirees.

Vallarta Realtors attend NAR Convention

Harriet Cochran wrote recently at PVMirror about her recent attendance at the NAR convention:

Recently a group of local realtors in Ampi* attended the NAR or National Association of Realtors convention in San Diego, California. This meeting gave us the opportunity to meet and talk to realtors in the rest of North America. While the NAR is USA based, there is always a large international presence of Canadian and Mexican realtors.

This year we were told that attendance was down from 35,000 participants to 19,000 and the number of vendors offering real-estate related products had 400 booths instead of a normal 800. These figures meant at least a 50% decrease in participation in the single largest real estate event for professionals in the United States.

Those are huge drops in attendance and participation and are telling on the state of the real estate markets in the USA.

All agents, once meeting us and realizing we were from Mexico, asked us how safe it was “back home.”  Fear of health and safety, made it difficult for the agents to even care if we have good news about great values for sale in our market.   The amount of misinformation spread in the media coverage about Mexico, seemed to be the only information the average agent in the conference had in his memory bank.  These agents certainly have been busy with their own problems, and another country’s problems are not a priority to them at this moment.

Until we can overcome the fear of going to Mexico, USA and Canadian agents will not be interested in talking about our real estate market.  They will not appreciate our property prices are not volatile.  They will not care we do not have highly leveraged mortgages with borrowers paying little or no down payments. Our 10% appreciation each year for the past 10 years, with 20% in 2004 and 2005, doesn’t mean anything when fear of the swine flu or drug wars and murder is in one’s head.

Very good points, and what the local real estate industry should be concentrating on in getting the word out on how things really are in Vallarta. The “fear” of going to Mexico is the market’s biggest obstacle to overcome. What makes it most difficult is that, at least for Vallarta and Riviera Nayarit, it is unwarranted. But in this case, perception is reality, and that’s what needs to be dealt with.

For the near future, we need to network and make personal contact as often as possible with agents from the USA and Canada. We need to invest time in writing blogs, sending newsletters, and using social networks. We need to present in as many ways as possible, the other side of the news to our clients and friends of what is happening in Mexican real estate. We want them to appreciate quality of life we have.

Its good to hear a local Realtor saying this. This is what the local real estate association should be concentrating on, trying to overcome the negative reports generated about Mexico. They should begin a campaign involving blogging and social networking efforts to get the real story out, involving testimonials from the many American and Canadian homeowners that truly enjoy their lifestyle in Vallarta and Riviera Nayarit.

New Vallarta/Nayarit MLS Search launched!

We’ve been working on an upgrade to our MLS Search, featured at, for the past few months and its now ready to go live. MLS

We’ve built it around Google Maps, which is definitely the best and most accurate mapping system for the region. You’ll find properties from Multi-List Vallarta (the re-sale MLS) and Multi-Dev Vallarta (the pre-sale or new properties MLS) included. We also have a view to see just developments; where they are located and what amenities and features the property has. You can click on the full information view to see more photos of the development and see its current inventory.

We’ve also cleaned up our Puerto Vallarta and Riviera Nayarit Maps and Regions page, with descriptions, photos and maps, outlining the borders of each region, on the website as well. And our Articles section features more articles about real estate than you’ll find anywhere else.

Building on this new platform allows us to improve it in many ways going forward. And this is now the most comprehensive and most sophisticated MLS Search available in Mexico, for any destination.

The next update will have an Advanced Search feature, allowing to refine your searches even more. For realtors that are members of  Multi-List Vallarta, we are also updating some features in the Member’s Only section. We’ve increased the map size, so its much easier for you to pinpoint where your new listing is located. And we will be adding this week another feature that calculates Average Listing Price and average Cost per Meter. We certainly welcome comments and suggestions.
